After today, I am a bit jealous of the Founding Fathers; not because they were the ones to write the Constitution, but because they were the ones who got to experience the beautiful Gloucester region before I did! When I go to new places like this, it just automatically sets the tone for how my mood will be the rest of the day: a ray of sunshine! Now I would like to think that this is how I usually am, but can you blame me when I may be a bit sad on a rainy day; especially when I can't search for someone's forever home that given day? There is not much better than a day like what was today: a great drive, even better weather, and one of the best properties which, really, was the ribbon on the present which I couldn't wait to unpack! If you are not familiar already, being a REALTOR® means driving.. a lot.. and normally, that may have a negative connotation; however, today included one of those treks which I wished never ended! I would have been fine with the journey continuing, even if it meant spending more on gas! Before I made it to the first house which my buyer clients wanted to have a look at, I was forced to drive on one road in particular that was something else.. in a good way! The Colonial Parkway, which stretches from Williamsburg to Yorktown, was a historical road that is memorable in more ways than one; for instance, for a large segment of the road, there are no guidance lines - none! This was wild to me, as I had never been on a road prior that had no markings of some sort. This added to the historical value, I think, even though it caught me rather off guard:

Townhouses are perfect for those that desire an amazing community and also value! I'm pleased to say that I got this one townhouse secured for my buyer client.. and he was able to save money with a little bit of contract strategy. When another agent in our Williamsburg office came to me and said she had a client that she wants referred out to me specifically, that was great for me; I already knew from the previous clients I worked with that I really do enjoy the process of showing houses - a potential forever home - to buyers! This opportunity was something that I could not pass up, so I took it being the guy I am; and I am very happy I did, because the buyer client is a great guy who: Knew what he wanted already Realized his budget Was logical and realistic about it You guys, be this guy! Of course, I do not mind talking it out with clients, but it is really a relief to us agents when someone comes along that fits these characteristics and helps us help them. He did just this, and after just the first house, we put in an offer. Without giving too much information out, it was a solid one; thing was, the sellers needed a rentback, which means they needed to stay in the house even once the buyer purchases the house for an x amount of time. In this case, they needed to occupy the place for another three-and-a-half weeks. "No big deal" we thought; we will just ask for the basic, typical monthly rent going off the comps, right? Not quite, because someone ended up offering free - yes, free - to the sellers. I mean, alright then, we really can't top that; just hope the sellers don't get a little too comfortable with that free rent situation, because you may just have squatter sellers in your house, buyers! This was no problem though, because one thing I have come to realize is that there is always another house ; keep this in mind, buyers, if you are ever feeling discouraged. I have proof of this too! We lost the contract on the "free rentback" townhouse, which was, frankly, my buyer client's dream home. It had all the nice things, perfect layout, and it was just the right community; in fact, after seeing that house, he had to have that community. As a real estate agent, this now limited my searching ability, and applied the pressure just little more to make him happy. Thankfully, I was able to do just that. The same day I got the message from the seller agent of the "other" house informing me of our rejection and loss in the situation, things started looking up when I went back on Zillow (agents, don't get mad at me) and found, in the same community, another townhouse with the same layout and very similar finishes.. for less! Of course, pictures can be deceiving, so we agreed to meet at the house and take a look; we are glad we did! The house was in great condition and was in more of a prime location for accessing the community. After strategizing together on what our offer might be, and after we came to a decision, I got to work that night writing it up; I just had a feeling this would be a strong one! And "guess what?" (that's how I presented the decision to my buyer, suspense and all, when I told him..) we got the house! Our offer was accepted and just like that, we were ratified. We are officially under contract, and my buyer is very grateful for the work I have done; what he doesn't know is that I actually love to do this type of "work," so there's really no need to even thank me! I accepted the thanks, though, and got to writing this post. On February 28, the last day in the month, we got our first ratified contract on a great townhouse in a community that is irreplaceable; it really is all about location, location, location! I have to admit, the community is quaint and quiet, and I am glad that I was able to find the house he loves - dare I say, his forever home! Closing is now in a month and if all goes well, well, you know what that means: picture-posting time on the Internet. Woohoo! I'll also not hold back in touting the best part of the whole transaction.. I was able to save the buyer around ten-thousand dollars (just so you can see the dollar amounts: $10,000). That is money he can now put towards possibly upgrades later on down the line on his home, nice furniture, or maybe even getting that new truck he was talking about getting; whichever he chooses to do with his money - it's his money that is still in his bank! For that, I feel great, because especially with this economy, all the money that can be saved is worth it. I am glad to have been able to write up this offer that was not just speedy, but financially wise. Putting my clients first is always my priority, and with that, I am happy to say I got the job done! A big day happened very recently for me, and it has been a couple days because of how busy I already am as a new real estate advocate; one that involved lots of driving - meaning lots of gas spending $ - and lots of excitement too which, thankfully, outweighed the cost of the gas! I was astounded when I received the phone call from another agent in our Williamsburg office who was doing a 60-day lead generation challenge (I would say their name but I am too eager to write this, so I'll keep them anonymous for the time being.. not forever though, I promise). Now despite what you may be wondering, they were in fact not calling me to qualify me as a potential buyer looking for a home; instead, they were calling to "invest" in me. See, for that day, their challenge was to find an agent of any kind to invest in, and that could mean anything they wanted it to mean. Well, with the market being so hot right now, there is a lot of people that want to buy; that was great for this one agent, because more business is always accepted, but the dilemma they found themselves in was that there was simply not enough time in the day to take on all the business as an individual; so they wanted to "invest" in me, the new guy in the office, which meant that I would assist with scheduling showings, working out contracts if necessary, and even doing the showing for the clients! I am talking about my first day of stepping into the shoes as a real REALTOR® by opening up the doors of homes and showing actual houses to actual willing-and-able buyers! Even though this may seem like such a minor thing to get excited about, as a new agent, this was big, especially when I got to be apart of the process like scheduling the majority of the showings. And so the schedule was set: 5 houses for the next day, and 4 more for the day after that! Did I mention that I presented the first two houses on my own? The other agent I was working with was so busy that they had to be at another showing with different clients, so it was all on me to help these clients! When we got there, I had the pleasure of also dealing with the lockboxes, and through the course of the lockbox issues, my brain was almost the one that was about to lock up (however dramatic as it may sound). But I was determined to help the clients look at these houses and potentially turn one of them into their forever home, and to be apart of that process on my own was worth the little issues that were destined to arise as an agent getting thrown into it; but hey, sometimes that's the best way to learn, and I think it helped with me. Stress builds character, and so my character was being built! The day was amazing with the clients and I am beyond grateful that I was the one who was thought of as someone to "invest" in and gain all this experience so early on! As of right now, we have more showings scheduled, and one of the houses is actually considered a favorite by them; what does that mean exactly? Let's just say that I smell a contract ratification in the near future; what a great aroma! (Speaking of aromas, the Aroma Coffee Shop at William & Mary has kept me alive for all this time while balancing this wonderful career and also school: "thanks Aroma!") This career is already showing to be very fast-pace and maybe even challenging - but I do love a good challenge, and this is one worth challenging! Excitement is all I have when I think about the upcoming showings, and from the rancher home we looking at to the flips we found, something is bound to come to fruition. In the meantime, though, I'll keep treasuring the great experience that I am gaining!

First off, welcome! I'll just jump straight into it, because why not! I am Jesse, and I'm a local Williamsburg REALTOR® which I am sure most of you know already after viewing this website! The vision for creating The Jesse Journal has long been in my mind, as I love writing and creating in general, and also have a thing for telling stories (or at least trying to). In fact, I am currently in a "Storyteller's Journey" class at William & Mary - that's right, I do school and real estate. Not only will I be doing blog posts, such as this one you are reading, but I will also be doing newsletters in the form of postcards & videos - I just want to throw those addition intentions and types of "T.J.J." out there in case anyone: A) receives a piece of The Jesse Journal mail in their mailbox and is concerned there is a Jesse imposter out there, or B) you see "me" in the video on my YouTube and are suspicious that I am merely a figment of your imagination and/or a hologram (it's a thing); so for the record, that is indeed me, and The Jesse Journal is in fact more than just this blog! The type of content will vary, but really, my goal is to share in an interesting manner the amazing things to get involved with in Williamsburg, learn more about the history, get tours of the town - and even of houses - and even insights into who I am and why I strive to help clients out in achieving their real estate goals. You may here that I put out messaging that I want to help my clients, so on and so forth, but it's for a good, substantial reason: it's all true! Loving the place you live is the first step in not just deciding whether to stay in the place you are already and thriving there, but also the step one should take before making the big leap to move to Williamsburg and the surrounding communities! I hope I can be a voice of reason - and, yes, truthful and faithful persuasion - in making your choices regarding Williamsburg, Virginia! Tune in to The Jesse Journal for these types of things I have mentioned and so much more; this space is about being open about why I personally enjoy living here. It would also be great to hear from you through comments and even suggestions on what I can focus on! It feels good to start a segment that I can connect with you guys on a more personal level through the medium of writing and video creation!
